Screening Criteria

Thank you for your interest in our rental properties!

To ensure a smooth application process, please review our screening criteria below:

Property Viewing

  • In-person viewing or virtual tour of the rental property.
  • Applicant arrives on time for the showing appointment.

Application Requirements

  • Each occupant 18 years and older must complete an application.
  • Positive picture ID.
  • Non-refundable application fee of $36 for each applicant 18 years and older.
  • Applicant(s) must be able to pay the deposit and rent at the time of lease signing.
  • Applications are processed in the order received in the City of Seattle.

Income & Employment Requirements

  • Proof of verifiable employment or source of income.
  • W2 employees: 2 most recent pay stubs, employee reference contact, and fully executed job offer letter/contract.
  • Self-employed individuals: 3 months of bank statements, signed tax returns for the last 2 years, and adequate gross income-to-rent ratio.

Credit History

  • Good credit history without negative credit issues or delinquent payments.
  • Credit scores below 700 may result in denial, with exceptions considered on a case-by-case basis.
  • The landlord does not accept portable screening reports.

Rental History

  • Demonstrated pattern of meeting rental/mortgage obligations and leaving prior properties in good condition.
  • References from previous housing providers for the past 3 years.
  • No documented comply or vacate notices, late payments, or prior evictions in the last 12 months.

Background Checks

  • Individualized assessment of registered sex offenders.
  • Individualized assessment of criminal history (outside the City of Seattle) considering the nature, time passed, and age at the time of offense.

Pets on the Property

  • Pets allowed with written permission from the property owner.
  • References from previous landlords or qualified and verifiable parties.
  • Compliance with city or county laws for pet licensing and immunizations.

Immediate Denial of Application

  • False, incorrect, or misleading information.
  • Threatening or abusive behavior towards employees, agents, or contractors.
